A brief overview

The best property survey depends on the age and condition of the property, as well as what you have planned. The three levels of RICS surveys vary in detail, advice and depth of inspection carried out. No matter which survey you choose, it will provide an insight in to the condition of the property and assist you in making a final decision on whether to purchase or not.

Types of RICS Survey:

Condition Report (Level 1)

  • A very basic condition report.
  • The property you are looking to purchase appears to be in reasonable condition
  • Is built in a common style with conventional materials
  • Is less than 30 years old and hasn’t already been altered significantly.
  • You don’t want to make major alterations.
  • You feel fairly confident about its condition.

HomeBuyer Report (Level 2)

Elements, both inside and out, are given condition ratings based on a traffic light system and there are further sections highlighting the risks and summarising issues that you should discuss with your legal adviser. The Homebuyer Report also includes both the market value and the estimated reinstatement cost.

  • The property you want to buy appears to be in reasonable condition
  • Is built in a common style with conventional materials
  • Is less than 100 years old and hasn’t already been altered significantly.
  • You don’t want do make major alterations to the property.

 

 

Building Survey (Level 3)

A very detailed report. Damaging the property will be avoided by certain restrictions. But within these limitations, the survey will be complete. A building survey not only describes the visible defects but considers potential problems caused by hidden flaws and provides an outline of repair options and the likely consequences of inactivity.

  • The property is in poor condition OR
  • It’s more than 100 years old OR
  • It’s built using unconventional methods or materials OR
  • It’s already been significantly altered or extended
  • You do want to make major alterations to the property
